DIEAG starts demolition work and pre-letting for new office building “Equalizer” with over 13,000 sqm in Berlin’s City West

DIE Deutsche Immobilien Entwicklungs AG (DIEAG) has commenced the partial demolition of the vacant existing building on the site at Landgrafenstraße 3-4 in Berlin-Tiergarten in parallel with the start of pre-letting negotiations. Subject to final planning permission, which is expected shortly, a modern new office building – the “Equalizer” – with 13,175 sqm of lettable space (gif) and an underground car park will be built on the 4,462 sqm site according to plans by kadawittfeldarchitektur, Aachen/Berlin. Occupancy is scheduled for Q1 2026 after completion of the “Equalizer.” DIEAG is the project developer and asset manager for the Equaliser. The general contractor Ed. Züblin AG has been commissioned with the realisation.

The architecture of the Equaliser is deliberately distinctive. The usage concept is also designed to ensure that future tenants feel as comfortable as possible and can develop freely according to their individual wishes and needs.”

The “Equaliser” is a staggered high-rise building with 7, 12, and 14 floors offering an unrivalled panoramic view of Berlin’s City West. Attractive office space with a high quality of stay will be created. Green roof terraces, loggias and courtyard gardens are integrated into the façade. The flexible design allows for a high degree of multi-tenancy. Each floor can be divided into up to three units from 280 sqm to 428 sqm. The light-flooded floors are barrier-free and offer maximum freedom of layout. The building’s facilities and planned tenant fit-out will meet the standard of modern Class A offices in the designated prime location and will include state-of-the-art smart building solutions in building automation and building management technology. The building has an access control system with singularisation as well as modern lift systems with PORT technology. Air-conditioned ceilings with indirect air discharge for cooling and heating replace the usual air conditioning and ensure a consistently pleasant indoor climate all year round. Floor-to-ceiling windows are fitted with electrically operated solar shading. Tenants have access to a total of 70 car and 80 bicycle parking spaces, as well as e-charging points in the underground car park and shower and changing facilities for cyclists.

The Equaliser will be a highly sustainable building. The use of ventilated ceiling systems with heating and cooling functions, combined with state-of-the-art building management technology, reduces the energy required to operate the building while ensuring comfort for the occupants. Recycled aluminium is used in the vertically structured pilaster strips of the exterior façade. DGNB Gold, WiredScore, and allergy certification underline the future-proof nature of the Equalizer.

The Equaliser is centrally located in Berlin’s City West, within walking distance of the famous Kurfürstendamm and the underground station Wittenbergplatz. This means that future residents will not only have access to the world-famous KaDeWe department store, but also to an unrivalled variety of culinary, shopping and leisure facilities. The picturesque Landwehr Canal, only about 160 metres away, also contributes to the attractive quality of life. In addition, the location offers all the urban advantages of direct access to public and private transport.
